Project Management

We are able to manage a construction project whether it be new build, extension, refurbishment or fit-out related work. By understanding our clients’ business and their objectives we can ensure a good quality project is handed over on time and on budget, to meet end user requirements. We can undertake:

Dilapidations

We are experienced in acting for owners and occupiers of properties and provide pro-active commercial advice in each situation. A full range of services are offered with the addition of Dilapidations Liability Assessments, which are offered to clients who are acquiring an interest in leasehold property. With this service, clients are made fully aware of their repair and maintenance liabilities at lease commencement. Accruals can then be planned over the term of the lease to cover the cost of this liability prior to lease expiry. We can undertake:

  • Assessment of Dilapidation Liabilities
  • Preparation and Service of Interim, Terminal and Final Schedules of Dilapidations
  • Dilapidation Strategy Advice
  • Negotiation of Final Settlements

Party Wall Matters

The Party Wall etc. Act 1996 sets out a legal framework for the proposer (landowner) of a building project, where they intend to undertake works that could affect a neighbouring property. Failure to follow correct procedure could have a direct impact on a building programme and design, resulting in unnecessary delays. To expedite the development and avoid delay, professional advice should be sought at project inception. We can undertake:

  • Preparation and Service of Notices
  • Preparation and Agreement of Schedules of Condition
  • Preparation and Agreement of Party Wall Award
  • Assessment of Schedules of Condition following Completion of Work

CDM Co-ordinator

Under The Construction (Design and Management) Regulations 2007 clients have a duty to appoint a CDM Co-ordinator. The CDM Co-ordinator is a key advisor of construction health and safety risk management matters. This appointment should be made as soon as practicable after initial design work has been undertaken. We can act as CDM Co-ordinator and work pro-actively with the project team to contribute to reducing risks.

Our Director is a qualified CDM Co-ordinator and will ensure your construction health and safety risk management matters are taken care of.

Planned Maintenance and Life Cycle Costing

This service can appeal to one off properties but more frequently large property owning organisations. Maintenance costs, forecasting and management can be crucial to an organisation’s cash flow and to managing any property asset to a satisfactory standard. We can advise clients on these matters early, avoiding the need to make full element replacements at a disproportionately higher cost. We can:

  • Develop and agree Maintenance Standards for the Maintenance Plan
  • Survey and Prepare a Planned Maintenance Report with indicative life cycle costs
  • Prepare Specification and Contract Documentation for a Planned Maintenance Contract
  • Contract Procurement

Insurance Reinstatement Valuations

Clients that have an obligation to insure property are provided with a full re-construction cost valuation in the event of damage occurring from an insured risk. Assessments can be updated as required to account for property improvements, extensions and indexation relating to building cost and material increases. We can also work with loss adjusters and insurers to facilitate an insurance claim for re-constructing works.

Fire Risk Assessments

Under the Regulatory Reform (Fire Safety) Order 2005 employers, owners, occupiers and those who have control over any part of a building are responsible for assessing the risk of fire occurring and the risk to people in the event of a fire within premises. We can survey your premises or place of work and prepare a fire risk assessment for you to act upon.

DDA Advice

We can prepare a report assessing access to and within your property and provide advice to manage access arrangements for disabled people. Where construction adaptation is required we can specify, procure and manage the work on your behalf and obtain the required statutory consents. We can also obtain landlord consents necessary for leasehold property.
